2026 Compliance Requirements

All properties must comply with the National Registration Scheme and safety laws.

1. National Registration Number A property cannot be legally marketed without this number from the Government’s national portal.

• Field: Unique Registration Number * — e.g., NRN-2026-XXXXXXXX
• Helper text: Don’t have one? Get it from the Gov.uk portal.

2. Mandatory Safety Certifications Confirm your property meets all safety requirements:

• Gas Safety Certificate — must be updated annually by a Gas Safe engineer (if property has gas)
• EICR (Electrical Installation Condition Report) * — professional electrical check required every 5 years
• Fire Risk Assessment (FRA) * — written document proving exit routes and correct smoke/heat alarms
• Public Liability Insurance * — must cover “commercial day-use” or “short-term letting”

3. Property Classification Properties are categorized as C3 (main home) or C5 (dedicated short-let).

• Field: Property Classification *
  • C3 (Main Home) — You live here. Can rent out for up to 90 nights/days without extra planning permission.
  • C5 (Dedicated Short-Let) — Property used only for short stays. No 90-day limit.
• Field: Is this your primary residence? — This helps track the 90-day limit to avoid “Material Change of Use” fines.

4. Day-Base Declaration RestHourly is a daytime-only platform for compliance with local regulations.

• Checkbox: I understand and agree * — “I understand that RestHourly is a daytime-only platform. I agree not to permit overnight stays through this platform to ensure compliance with local ‘night-cap’ regulations. This protects both myself and the platform from regulatory violations.”

5. Proof of Authority Prevent “Rent-to-Rent” scams by proving you have authority to list this property.

• Field: Proof of Authority * — free text field for the host to describe/declare their authority (e.g. ownership, freeholder consent reference, landlord consent reference).
